If you are thinking of selling your home in São Martinho do Porto, the first question is always the same: what is it worth? The answer is not a number you can guess. You get there with a method. These are the five steps I follow with my clients.
1. Look at what has actually sold, not just what is advertised
The price on a listing is what the seller would like to get. Market value is what a buyer agreed to pay. So the starting point is similar properties (same area, type, size and condition) that have already sold, not only those that have been on the market for months.
2. Understand what adds and takes away value
Location counts for a lot: distance to the beach and the bay, views, parking and proximity to the town centre all make a difference. Then come the living area, condition, sun exposure, garage, pool or terrace, and any work still to be done. Two homes on the same street can be worth quite different amounts because of these details.
3. Beware of asking too much
It is tempting to start high "to leave room to negotiate". In practice, a property priced above the market gets fewer viewings, stays listed for longer and often ends up selling for less than it would have at the right price from day one. Buyers compare a lot, and first impressions count.
4. Prepare the home and present it well
